A Land Acquisitions Company Built on Evidence

Golden Vision Acquisitions L.L.C. is a Georgia land acquisitions company. We find the land that builders and developers want, verify every material fact three independent ways, put the land under contract on attorney-reviewed paper, and bring the verified site — address, proof and file — to the builder who told us his number. Builders close on facts instead of promises; landowners get a written offer from people who did the homework first.

We are a family company. Caleb Heyliger is our Manager. Rosemarrie Dorway — a career educator who brought a teacher’s discipline to the deed room — is our Director of Acquisitions: she runs the method, makes every offer, and signs off on every file that leaves this company. We built our screening engine from the ground up, county by county, and we want the quality of the work — not the marketing — to earn the next site.

We are not a real estate brokerage, and we are careful about that line. We are principals: we contract land ourselves and sell our own interest in that contract. We do not represent buyers or sellers, list property, market property we don't control, or take a commission on anyone else's transaction. Our equitable interest is disclosed to every owner we contract with, in the agreement, in plain words.

We work with builders and developers who can tell us what they build and what they pay, with landowners who want a straight written offer, and with the partners and professionals who work with either. If you build in Georgia and have a number, or you own land and want to know what it's worth to someone who's already checked it, we want to hear from you.

What We Stand For

Source Smart. Connect with Integrity. Create Opportunity.

We Are

Value Creators

We approach every interaction with the intention to contribute — not just to win an order. We listen before we speak. We understand before we act. Creating real value is not a strategy. It is who we are.

We tell you what the record says — even when it kills the parcel you hoped for.
We Are

People First

People before profits -- always. We make decisions based on what is truly best for the person in front of us. We protect dignity in difficult conversations. Behind every property is a person with a real situation, and that matters to us.

We label what we could not verify as plainly as what we could.
We Are

Radically Honest

No false promises. No hidden fees. No bait-and-switch. You will know the terms before you sign anything, and if something changes, you will hear it from us first. Radical honesty is not always comfortable -- but it is the only way to build lasting trust.

We put everything in writing and explain every line.
We Are

Trusted Partners

We walk alongside you -- not above you. Whether you are a first-time seller or a seasoned investor, you deserve a partner who shows up, communicates clearly, and delivers exactly what they promised. Trust is earned through consistency.

We follow up. We return calls. We do what we say.

These are not marketing words. They are the standards we hold ourselves to on every fact, every file, and every delivery. If we ever fall short, we want to hear about it -- because integrity is a practice, not a claim.

Straight Answers, Before You Even Ask

Is Golden Vision Acquisitions a real estate brokerage?

No — and the distinction is the whole business. We are principals. We put land under contract ourselves and sell our own interest in that contract to a builder or developer. We do not represent buyers or sellers, list property, market property we don't control, or take a commission on anyone else's transaction. Our equitable interest is disclosed to every owner we contract with.

What do you actually deliver to a builder?

A verified site under our contract: the address, parcel numbers and owner; an assignable purchase agreement with a feasibility period running; and the sixteen-section file — ownership and price history, zoning cited to the ordinance, dimensions and true frontage, plats and recorded instruments, the title story from the deed's own exceptions, flood at the federal panel, utilities in the provider's own writing and the soil survey where there's no sewer, permits, access, traffic, area intelligence, market pricing with closed sales separated from listings, an honesty section for anything unverified, and the dated evidence archive.

How is the price set?

You tell us what you pay — per lot, per acre or per door — for your product in a market, in writing, before we look. We check it against closed sales of like parcels in the last ninety days, and we size every offer inside your number. We never ask you to pay more than you said, and we don't forecast what land will be worth.

Do you buy land from owners directly?

Yes. If we contact you about your land, it already passed our screen. We make written offers based on closed sales, on an attorney-reviewed agreement with a feasibility period, and close through a Georgia closing attorney. We may assign our contract to a builder before closing — that is in the agreement in plain words, and you're welcome to have your own attorney read it.

How fast does this move?

Machine screening of a county takes minutes. Verification before an offer takes days. A contract carries a feasibility period long enough to pull every record — typically 45 to 90 days — and a builder gets the full file the day the contract is signed, so his own diligence starts with the work already done.

Do you visit the property?

No. Research is performed remotely from official records, county and federal data layers, and dated imagery. Survey, soil testing, and physical inspection are the buyer's own professionals, and every file says so.

Will you tell me whether I should buy it?

No. We report the facts and the market band; the decision is yours. A company that sold opinions couldn't stand behind its facts. We can, because facts are all we put in the file.

What does it cost a builder?

Nothing until you close on a site we contracted. There is no retainer, no research fee, and no commission. Our compensation is our interest in the contract, disclosed on the settlement statement like everything else.

What if you get something wrong?

Every fact carries its sources and its date, and anything we could not verify is labeled, never hidden. If a fact we relied on turns out wrong inside feasibility, you hear it from us first — before your earnest money goes hard, not after.

Where do you work?

Georgia, county by county. Our engine is wired to each county's own data, and we hunt only where it is wired — Hall, Barrow, Jackson and Gwinnett first, and more as builders bring us their numbers there.
