Three Doors. One Standard of Evidence.

Builders and developers who want verified land under contract, landowners who want a straight written offer, and the partners and professionals who work with either.

Three Doors. One Standard of Evidence.

Whichever door you come through, the standard is the same: every material fact witnessed three ways, dated and filed, before anything is contracted.

Your Number. Our Screen. A Verified Site Under Contract.

You know what you build — single-family lots and small subdivisions, build-to-rent, townhomes, car wash or QSR pads, self-storage, workforce housing, industrial flex — and you know what you pay for the dirt. Give us both. We run your criteria against county data across our wired markets, verify every survivor before an offer, put the winner under contract on attorney-reviewed paper, and hand you the site with the whole file.

“A wholesaler's lead is an address and a price. Ours is a contract with sixteen sections of proof behind it — and it's already inside your number.”
  • 1
Put your buy box in writing — with the price. Product, markets, lot size, zoning, utilities, access, and what you pay per lot, per acre or per door. Emailed to us, so the criteria we hunt are exactly yours.
  • 2
We find it, prove it, and contract it. Screened by machine, witnessed three ways, sized inside your number, contracted as principals with a feasibility period long enough to pull every record.
  • 3
You get the file the day it's signed, and you close. Address, parcel numbers, owner, the contract and the sixteen-section file in your format. Take it by assignment or however your counsel prefers.

No fee unless you close on a site we contracted. No commission, no representation, no surprises in feasibility — that's the point of doing the research first.

Bring Buyers, Bring Land, or Bring a Practice

Disposition partners with a builder network, wholesalers who'd rather bring a verified site than a raw lead, licensed agents with a client who needs land, and the engineers, surveyors and land-use attorneys whose clients ask land questions every week. Every arrangement is on written terms, with non-circumvention both ways.

“We don't need to be the only door. We need every door to be papered.”
  • 1
Tell us what you bring. Buyers with numbers, land in our markets, a practice with land questions, or a network that needs verified contracts.
  • 2
We paper it first. A short written agreement — split, term, confidentiality and non-circumvention in both directions — before any parcel or buyer is named.
  • 3
Then we work. Our screen and our evidence standard on every site; your relationships stay yours.

We are not a brokerage and we don't pay or take commissions. Licensed agents work with us only within what Georgia law allows, and we say so up front.

A Written Offer From People Who Already Did the Homework

If we contact you about your land, it's because it already passed our screen: the zoning, the flood map, the soil, the road frontage, the recorded plat. We don't send blind mailers to whole counties. We make written offers sized from real closed sales, on an attorney-reviewed agreement, and we close through a Georgia closing attorney.

“No listing, no commission, no showings. A number in writing, a real agreement, and a closing date.”
  • 1
Tell us about the land. County, road, acreage, how long you've held it, and what you'd need to sell. Or just answer our letter.
  • 2
You get a written offer. Based on closed sales of land like yours in the last ninety days, not on what a stranger hopes you'll take.
  • 3
You close, or you don't. A plain agreement with a feasibility period, earnest money held by a closing attorney, and a closing date. No pressure at any step.

Straight talk: we buy as principals, and we may assign our contract to a builder before closing. That is written in the agreement in plain words, and you're welcome to have your own attorney read it.
