How an Order Works

From Buy Box to Packet — Proof Before Identity, Every Step

One rule runs the whole product: the parcel's identity — address, parcel number, owner — is the product, and it transfers only on full payment. Everything before that moment is designed so you can verify our work without ever needing to trust us.

The paper first. One plain-language Master Research Agreement — how we work, who does what, confidentiality both ways, and protection for your buy box — signed once, before any specifics move in either direction.

Your buy box, in writing. One email defines what we hunt. The written version is the version of record — criteria never drift.

Verified Opportunity Summaries. Real candidates with county, exact figures, and what was and wasn't verified — but no address, no parcel number. You evaluate the facts before you spend a dollar.

Order. You order the full Packet on the candidate you choose, at the rate card price. The fee is paid in full by wire before the research begins — one payment, no deposit and balance, nothing owed later — and the clock starts when we confirm in writing that it has cleared.

The Delivery Snapshot. In 15–20 business days you receive the Packet's table of contents and its completed verification checklist — proof that every specification item was performed — still without the findings or the identity. It is proof of the work, and it arrives before the file itself.

The Packet, and the guarantee. Within two business days of the Snapshot the complete file delivers — identity, findings, and the full dated evidence archive — backed by the 30-day accuracy guarantee on core facts. Nothing further is owed.

Written status at least every thirty days on every open order. Fees are never contingent on your deal — and if you pass on a delivered property, the research was still real, which is exactly why the guarantee covers wrong facts rather than disappointing ones.

Our Method

Three Witnesses Per Fact. Nothing Less Ships.

Every material fact in our research is established the way a careful court would want it: a recorded document, an official data layer, and a named official source — three independent witnesses, each dated and filed. Where a fact can't seat three witnesses, we say so in plain words: the honesty section is part of every deliverable, not an apology.

Machine-scale screening. Our engine reads county GIS, federal flood and wetland layers, adopted zoning ordinances, and public meeting records — thousands of parcels screened against your criteria before a human hour is spent.

Human verification where it counts. The records room, the recorded plats and deeds, the utility provider's written answer, the planning desk on the record — the witnesses machines can't reach.

Honest boundaries, in writing. Research is performed remotely from official records and dated imagery — we don't perform site visits, and every Packet says so. We sell no opinions, no forecasts, no “you should buy this” — facts only, because that's what survives diligence.

We are not a brokerage. We do not represent buyers or sellers, negotiate, or take a commission on any transaction. The research fee is the entire compensation — disclosed, fixed, and never contingent on your deal.

We accept a limited number of research orders each month — verification at this standard doesn't scale like a listing site, and we don't pretend otherwise. Quality over volume is a design decision, not a slogan.
